What happens if you leave it

From 1 January 2027 every remaining domestic dwelling in Queensland has to have compliant smoke alarms, and so does every Queensland registered caravan and motorhome. If you sell or lease before then, the requirement already applies to you now.

The date doesn't move

It's set in legislation, not a recommendation. Every remaining domestic dwelling in Queensland is covered, and so are registered caravans and motorhomes.

Selling or leasing brings it forward

The rules already apply to any home being sold or leased. If a sale or a new tenancy is anywhere on the horizon, the deadline is effectively today.

Penalties apply

Non-compliance is an offence under Queensland law and penalties attach to it. We'd rather you never found out how that works in practice.

What compliant actually means

Most places we look at need more alarms than they have, in different rooms, talking to each other. Here's what the standard asks for.

  • Photoelectric alarms to AS 3786-2014, no ionisation units
  • Interconnected, so when one goes off they all go off
  • One in every bedroom, and in the hallways connecting them
  • On every storey, including the exit path where there are no bedrooms
  • Hardwired or a sealed 10 year battery, whichever suits the place
  • Nothing over 10 years old, and every alarm tested before we leave

Far less prone to nuisance alarms than the older gear, so the toaster and a steamy bathroom don't set the whole house off.

What does it cost?
$229 per alarm, supplied and fitted. That's the alarm and the labour, not the alarm on its own. What a whole place comes to depends on how many you need, which is what the free compliance check works out. Most homes need one in every bedroom, one in the hallway connecting them and one on each storey, so you get the number and the total before you decide anything.
What does the free compliance check involve?
We come out, look at what is on your ceilings now, check the ages and the types, and tell you what the law needs for your place. You get that, plus an estimate, at no charge. There's no obligation to book the work in.
My alarms work fine. Do I really have to replace them?
If they're ionisation alarms, or any of them are more than ten years old, then yes. From 1 January 2027 every domestic dwelling in Queensland needs interconnected photoelectric alarms regardless of whether the old ones still beep when you press the button.
One of mine keeps chirping. Is that the same job?
Usually the start of it. A chirp is normally a flat battery or an alarm that has reached the end of its life, and if one has got there the rest are generally close behind. Worth looking at the lot in one go rather than chasing them one at a time.
Hardwired or battery?
Either is allowed. Hardwired with a battery backup, or a sealed ten year lithium battery. Which one makes sense depends on the ceiling, the wiring and whether anything else is being done at the same time. We'll talk it through before anything is ordered.
I'm selling. What do I actually need?
The requirement already applies to any home being sold or leased, so it's not something you can leave until 2027. We can look at what is there, tell you what is missing, and sort the paperwork side of it.
